In April, we listed four properties that we believe are well worth a look: three are available to view right now, and a fourth is coming onto the market on 15 May and already has a virtual tour. Prices range from €705,000 to €1,497,770, in established areas of Benalmádena (Veracruz and La Capellanía).
Before we look at the properties, a quick note: in April we also finalised the sale of a luxury home we listed at the start of the month. Now, this month’s four new listings.
1. Villa Acapulco — Veracruz, Benalmádena — €705,000

This month’s standout listing, and by far the one with the greatest potential for transformation. A detached villa on a 741 m² plot in Veracruz, south-facing, with a private pool and sea, mountain and panoramic views. Single-storey, 3 bedrooms, 2 bathrooms, 123 m² of floor space. Built in 1982, in good structural condition, ready for whoever wants to put their own stamp on it.
The area is undergoing a transformation: modern renovations are boosting the value of the neighbourhood. It is the sort of property that, in a few years’ time—once renovated—will be in a different price bracket. Today, it is priced just right for what it is.
For whom: a buyer who wants to design their home from scratch but doesn’t want to deal with major building permits, licences, and everything involved in building a villa from scratch, or an investor with a ‘fix & flip’ vision.

2. Villa Veracruz — Benalmádena — €1,150,000

A step up in price, and several steps up in benefits and potential. A property coming onto the market for the first time since its construction, on a cul-de-sac with just 6 houses — privacy and tranquillity hard to find at this price in Benalmádena —, on a plot of 660 m² with sea views permanently protected by an adjacent green belt where building is not permitted.
Two storeys designed as two independent units, each with a kitchen, living room and bedrooms. Main floor: 3 bedrooms, living-dining room with panoramic views, glazed terrace converted into an additional room. Key points for investors: active tourist licence, with proven rental income from the ground floor whilst the owners occupied the main floor. A revenue model requiring no prior intervention.
Suitable for: a family seeking genuine privacy with space for guests or relatives, or an investor looking for immediate returns with the option of refurbishment in the medium term.

3. Villa Bilbao — La Capellanía Alta, Benalmádena — €1,497,770

The most expensive property of the month, in the most exclusive area. Upper part of La Capellanía, south-west facing, panoramic views of Fuengirola Bay and, on clear days, the African coast. 321 m² built on a 565 m² plot, three floors connected by a private lift.
5 bedrooms, 5.5 bathrooms, 40 m² main terrace with electric awnings, heated saltwater swimming pool, Basque pelota court, txoco with high-end kitchen and charcoal grill, gym, photovoltaic and solar thermal panels, Airzone room-by-room climate control, underfloor heating in bathrooms.
Why do we highlight this property over others in the same segment? Because it is situated in the upper part of La Capellanía, combining unobstructed views with walking distance to supermarkets, restaurants, a pharmacy and public transport. In properties of this calibre, such a combination is rare.
Who it’s for: buyers of premium properties who don’t want to rely on a car for day-to-day life, and who value both privacy and the view; or families with teenage children, who can easily get out and about using public transport.

+1. Villa Granada — La Capellanía Alta, Benalmádena — €799,999 (viewings from 15 May)

This is the new listing of the month. A detached single-storey villa, 3 bedrooms, 2 bathrooms, approximately 130 m², also in La Capellanía Alta, with sea views.
The outdoor area is one of its strong points: a pergola with a table and sofas, a swimming pool, a garden and space to park two cars on the plot (with the option to add a pergola). An outdoor terrace which, in the Mediterranean climate, is effectively an extra room for eight months of the year.
Like Villa Veracruz, it already has a tourism licence, allowing it to be listed on the holiday rental market from day one without any additional paperwork.

Who is it for: a second home for those seeking the convenience of a single-storey layout without sacrificing the privacy of a detached house, an older owner who doesn’t want stairs, or an investor looking for holiday rental returns in a high-demand area.
