What is the Energy Performance Certificate?
The Energy Efficiency Certificate is an official document that evaluates the energy characteristics of a property. This certificate indicates the annual energy consumption necessary to satisfy the energy demand under normal conditions of use. It includes data on hot water, heating, lighting, cooling and ventilation.
The minimum information it must include is:
- Identification of the certified property.
- Method used to calculate the energy rating.
- Energy rating of the property represented on a scale of letters from A (very efficient) to G (not very efficient).
- Recommendations of the technician to improve the energy efficiency.
Why do you need this certificate?
The regulation requires that any owner who sells or rents their property to have the Energy Efficiency Certificate before signing the contract. In addition, the energy label must accompany all commercial actions, such as shop windows or real estate portals, to show the rating of the property.
How to obtain it?
To obtain the certificate, follow these steps:
- Request quotes from qualified technicians near your area.
- Negotiate the price and schedule the technical inspection.
- The technician will inspect the property and calculate its energy rating.
- You will receive the certificate once the calculation, registration and payment of fees have been completed.
It is important to know that the notary will require this certificate to sign the sale. Without it, the transaction could be delayed.
Who pays and how much does it cost?
The owner must bear the cost of the certificate. Its price varies according to supply and demand, so it is advisable to compare budgets. Make sure that the price includes all the necessary expenses, including the compulsory registration. For an apartment it can be around 90€ and for a house up to 120€, always including the Junta de Andalucía fee.
Remember that the certificate is valid for 10 years. If you bought your house less than this time ago, check if the certificate is still valid.
