The house that is everywhere: why multiplying listings does not sell a home

There is a type of patient every doctor knows: the one who will not accept the diagnosis. He sees a specialist, dislikes what he hears, and moves on to the next one. And the next. He is not looking for a second opinion: he is looking for a different opinion. The problem is that the illness does not negotiate. In the Costa del Sol market I see that same pattern often: homes that appear again and again across the search results, with different logos and the same price. The less a house sells, the more places it is listed in.

At first glance it looks like a reasonable strategy: more listings, more visibility, more chances of selling. The megaphone logic. But the market does not work that way, and the results prove it: properties that pile up month after month in the shop window, with steady viewings, and not a single serious offer on the table. In markets like ours, where a correctly priced home finds a buyer in weeks or a few months, that kind of standstill is not bad luck. It is a diagnosis nobody wants to read.

What the buyer sees when a house is everywhere

Put yourself in the buyer’s place. They open a listing site and the same home appears over and over. Same or similar photos, same price, different logos. What does that buyer read? Not “great opportunity”. They read two things: that there is urgency, and that something is wrong. And they act on it: they either scroll past, or prepare an aggressive offer knowing they can play the advertisers against each other.

There is a second, less visible effect. When several agencies hold the same property with no commitment, none of them truly invests in it: no professional photography, no strategy, no buyer screening. The most repeated home on the search engine ends up being, in practice, the least professionally handled.

Viewings are the diagnosis, not the treatment

Here is the fact that is hardest to accept: many viewings without offers do not mean the sale is close. They mean exactly the opposite. Viewings measure the interest the listing generates. Offers measure agreement with the price. When the first abound and the second never arrive, the market has already delivered its diagnosis, and it was unanimous: the home appeals, the price does not. Changing agency, or adding several more, is changing doctors hoping for a different answer. The answer will be the same, because it does not come from the agency. It comes from the buyer.

And every month at the wrong price carries a silent cost: that home becomes the reference that helps sell the neighbours’ properties. Buyers visit it, compare, and sign for another one.

The treatment exists, but there is only one

It is not more listings. It is one strategy: a price set with the area’s real closing transactions, not with what other unsold listings are asking. Professional presentation. One accountable person, with a name, answering for the result. With the new supply expected along the coast from September, the difference between a fresh, well-positioned listing and a burnt one at a two-year-old price will show more than ever.
